Free Management ProposalCarlsbad is an affluent seaside resort city occupying a 7-mile (11 km) stretch of Pacific coastline in northern San Diego County, California. The city is 87 miles (140 km) south of Los Angeles and 35 miles (56 km) north of downtown San Diego and is part of the San Diego-Carlsbad, CA Metropolitan Statistical Area. It is bordered by Oceanside to the north, Vista and San Marcos to the east and Encinitas to the south. Referred to as "The Village by the Sea" by locals, Carlsbad is a tourist destination. The local economy is buttressed by a tech cluster along SR-78 and the Carlsbad area. Developers have been busy building biotech space in Oceanside and Carlsbad while apartment builders have spread out across the submarket over the last few years. While it's affordable, that hasn't prevented the submarket from posting some of the best rent growth in the metro, with area property owners tapping into inelastic demand from Camp Pendleton. This area remains among the most active submarkets for investors. With both institutional and local capital flowing in, sales volume is typically among the best in the metro. The technology industry and beach drive the economy in Carlsbad, and much of North County. The tech cluster in this part of the metro has an economic impact of more than $6 billion annually and employs nearly 25,000 people. Fortified by companies ranging from ViaSat (which is underway on a 300,000 SF expansion to its existing campus) and Fisher Scientific to LEGOLAND and Omni La Costa, the economic backbone along the coast is strong and filled with high paying jobs. Farther inland, Fallbrook’s location nestled between Pendleton and the eastern foothills places it in a softer economic position, and it is filled primarily with blue-collar industries. Vista, too, is filled with service, manufacturing, and educational sectors, in addition to a burgeoning brewing industry in the city. Just east of Fallbrook, Pala Casino will spend $170 million on an expansion to its casino in addition to a new hotel tower. The project will generate more than 400 construction jobs and more than 200 permanent positions at the casino.
